Cleaning, stripping and sealing keeps saltillo and flagstone looking like itself. Interior saltillo and flagstone is usually sealed with a water-based acrylic or urethane that partly soaks in and bonds to the tile. With use and cleaning, that seal breaks down and the floor turns dull and dirty.
Full restoration
Depending on the floor, we either fully strip the old sealer or do a less aggressive deep clean to remove old sealer and embedded dirt from tile and grout. After stripping or cleaning and our grout treatment, we seal the entire floor, tile and grout, in a low sheen or high gloss finish to bring back its luster.
Restorative maintenance
You may only need restorative service. We machine scrub the floor (no stripping) and reseal it. It costs a lot less than a full restoration, and it is what keeps you from needing one. We recommend it every two to four years with light to moderate traffic, sooner if water, sun or dirt break the seal down.
To protect the seal between visits, read our saltillo and flagstone care guide.
